Hartford, KY Real Estate Market Report – July 2026

The Hartford, Kentucky real estate market remained on the seller's side of the market in July 2026, but the latest numbers show a market that's becoming more balanced for buyers and sellers.

According to Realtors Property Resource® (RPR), Hartford had approximately 4 months of housing inventory in July.

RPR's market indicator still places Hartford in seller's-market territory, although four months of inventory gives buyers more choices and negotiating room than they would have in an extremely tight market.

July 2026 Hartford Housing Market at a Glance

The key numbers for July include:

  • Months of Inventory: 4 months
  • Median List Price: $247,400
  • Median Estimated Property Value: $185,850
  • Monthly Change in Estimated Value: +0.07%
  • 12-Month Estimated Value Change: +1.14%
  • Active Listings: 16
  • July Sales: 2
  • Median Sold Price: Not reported by RPR
  • Sold-to-List Ratio: Not reported by RPR
  • Median Days in RPR: Not reported for July

The chart on page 4 shows Hartford finishing both June and July with 16 active listings. Sales decreased from 5 in June to 2 in July.

Hartford Has 4 Months of Housing Inventory

One of the most useful numbers in July's report is the 4 months of inventory.

RPR still classifies Hartford as a seller's market.

However, this isn't the type of seller's market where homeowners should automatically expect immediate offers or aggressive bidding.

Four months of inventory means buyers have options.

For sellers, that makes pricing, presentation and marketing increasingly important.

For buyers, it means there may be more time to evaluate properties and negotiate than there was during much tighter housing markets.

Hartford's Median List Price Is $247,400

The median list price fell to $247,400 in July, down 6.54% from $264,700 the previous month.

But zooming out tells a different story.

The July median list price was:

  • 10.32% higher than 12 months ago
  • 23.7% higher than 24 months ago
  • 53.43% higher than 36 months ago

The chart on page 3 also shows the longer-term rise in Hartford's median asking prices despite the pullback during July.

Hartford Property Values Remained Stable

RPR's median estimated property value was $185,850 at the end of July.

That's almost unchanged from $185,720 the previous month.

More importantly, RPR's estimated value was:

Up 1.01% over three months
Up 1.14% over 12 months
Up 19.52% over 24 months
Up 19.13% over 36 months

That suggests Hartford's estimated property values have remained relatively stable recently while showing substantial appreciation compared with two and three years ago.

Why Isn't There a July Median Sold Price?

This is an important detail in this month's Hartford report.

RPR does not provide a July median sold price, sold-to-list percentage or median days in RPR in its July Market Trends section.

At the same time, the sales and listings chart on page 4 reports 2 sales during July.

Rather than trying to calculate or infer a citywide median that RPR itself doesn't report, I think the better approach is to focus on the metrics that are available.

That's especially important in a smaller market like Hartford, where just one or two transactions can cause monthly statistics to swing dramatically.

Hartford Sales Slowed in July

The sales trend is something worth watching.

According to the chart on page 4:

May: 5 sales
June: 5 sales
July: 2 sales

Meanwhile, active listings fell from 25 in May to 16 in June and remained at 16 in July.

So while the number of homes available has decreased, July also brought fewer completed transactions.

That doesn't necessarily mean buyer demand has disappeared. With only a small number of transactions each month, Hartford's numbers can move quickly.

But it does reinforce the importance of pricing a home correctly.

Hartford Homes Can Vary Dramatically

Citywide statistics need extra context in Hartford because properties aren't all alike.

The current listings shown in the RPR report range from $195,000 to $624,900.

They include everything from an older home on a smaller lot to properties with several acres.

One active property in the report is a 2019 home on approximately 5.54 acres listed at $624,900, while another is listed at $195,000.

That kind of variation makes a simple citywide average less useful for determining what an individual property is worth.

What Does the July Market Mean for Hartford Sellers?

Hartford homeowners still have some advantages.

RPR classifies the area as a seller's market, inventory remains relatively limited, and estimated property values are higher than they were one, two and three years ago.

But July's slower sales activity means sellers shouldn't get overly aggressive with pricing.

A good selling strategy should consider:

  • Recent comparable sales
  • Current competing listings
  • Property condition
  • Updates and improvements
  • Acreage and outbuildings
  • Location
  • Price per square foot
  • Current buyer activity within the home's price range

The goal isn't simply to put a home on the market.

It's to position it correctly against the homes buyers are considering right now.

What Does the Market Mean for Hartford Buyers?

Buyers may find some opportunities in the current Hartford market.

Four months of inventory provides more selection than an extremely tight seller's market, and the decline in July sales could give some buyers additional negotiating room.

However, Hartford remains on the seller's side of RPR's market indicator.

Well-priced properties can still attract attention, particularly when the home's condition, acreage, location and price align with what buyers are looking for.

Why Local Comparables Matter in Hartford

Hartford is another market where I wouldn't recommend using a single online estimate to determine what your property is worth.

A three-bedroom home in town is very different from a newer home sitting on several acres.

The RPR report itself illustrates that difference.

That's why determining a realistic market value requires looking at properties that are genuinely comparable to yours.

Is Now a Good Time to Sell in Hartford?

If you're considering selling a home in Hartford, the July numbers give us several positives.

Inventory remains relatively limited. RPR still considers Hartford a seller's market. Estimated property values are up from last year and substantially higher than two and three years ago.

At the same time, July sales slowed.

That makes correct pricing and strong marketing even more important.

The question isn't simply, "What is the average home in Hartford worth?"

The better question is:

What would buyers realistically pay for your particular property in today's market?
