The Hawesville, Kentucky real estate market posted some eye-catching numbers in July 2026, including a sharp increase in the median sold price and very limited housing inventory.
According to the latest Realtors Property Resource® (RPR) data, Hawesville remains firmly on the seller's-market side of the spectrum, with just 1.25 months of inventory.
Because Hawesville is a smaller housing market, monthly statistics can change dramatically depending on the number and type of homes that close. That's especially important when looking at July's numbers.

The combination of low inventory and continued sales activity keeps Hawesville favorable for sellers, although buyers are still negotiating on individual properties.
The median sold price reached $294,450 in July, compared with $160,900 the previous month.
That's an increase of approximately 83% month over month.
While that number certainly gets attention, it does not mean Hawesville home values suddenly increased 83%.
Hawesville has a relatively small number of monthly transactions, so a few higher-priced sales can significantly affect the median.
For better perspective, the July median sold price was approximately 25.83% higher than three months earlier and 35.41% higher than two years earlier, according to RPR.
Another useful measurement is RPR's median estimated property value.
That figure reached $200,920 in July, increasing approximately:
1.47% from June
6.87% over three months
4.1% over 12 months
16.71% over three years
These figures show a much steadier long-term trend than July's dramatic median sale-price increase.

Housing supply remains one of the biggest stories in Hawesville.
July finished with approximately 1.25 months of inventory.
The RPR market indicator places Hawesville solidly in seller's-market territory.
The July chart shows only 5 active listings compared with 6 sales.
Limited inventory can benefit sellers because buyers have fewer competing properties to choose from.
However, low inventory doesn't guarantee that every home will sell quickly or at any asking price.
The median list price reached $269,900, up approximately 20% from $224,900 the previous month.
Compared with three months earlier, the median list price increased approximately 70.39%.
Again, Hawesville's relatively small inventory means the types of properties available during a particular month can cause substantial changes in this statistic.
The July sold-to-list price ratio was 97.1%.
That means homes collectively sold for approximately 97.1% of their asking price based on RPR's market metric.

For buyers, it shows there may still be negotiating opportunities depending on the home, condition, competition and seller motivation.
The median number of days in RPR was 66 days, up slightly from the previous month.
