The Lewisport, Kentucky real estate market remained tight in July 2026, with very limited housing inventory and only a handful of properties available for buyers.
According to the latest Realtors Property Resource® (RPR) data, Lewisport remains firmly on the seller's-market side, with approximately 1 month of housing inventory.
At the same time, both the median sold price and median list price declined from June, showing why it's important to look beyond a single statistic when evaluating a smaller market like Lewisport.
The RPR chart on page 4 shows that Lewisport had 4 active listings and 3 sales in July, the same number of sales as June but with one fewer active listing.
The median sold price was $239,000 in July, down 20.31% from $299,900 in June.
That is a substantial month-to-month change, but Lewisport is a small housing market. With only three sales recorded during July, the mix of properties sold can dramatically affect the monthly median.
For that reason, I would not interpret the 20.31% decline as meaning Lewisport home values fell by that amount.
RPR's median estimated property value was $233,000 at the end of July.
That was down 6.24% from the previous month but remained:
Those longer-term numbers provide useful context when looking at July's volatile monthly sales figures.
Housing supply remains extremely limited.
With approximately 1 month of inventory, RPR's market indicator places Lewisport firmly in seller's-market territory.
That means there simply aren't many homes available relative to recent sales activity.
For homeowners thinking about selling, limited competition can be an advantage. For buyers, it means finding the right property may require patience and being prepared when a good home hits the market.
The median list price was $172,000, down 25.18% from $229,900 in June.
It was also down 34.46% compared with 12 months earlier.
Again, this needs context.
The chart on page 5 shows how Lewisport's list and sold prices can move sharply from month to month because there are relatively few active properties. The price range of the homes currently available can substantially change the median.
One number that deserves attention is the 94.4% sold-to-list price ratio.
Interestingly, that ratio improved 6.89% from the previous month, but it still indicates that the homes represented by the metric collectively sold below asking price.
For sellers, this reinforces the importance of getting the initial price right.
For buyers, it suggests that even in a low-inventory seller's market, there can be room to negotiate depending on the individual property.
The median number of days in RPR was 32 days, down 8.57% from the previous month.
That's encouraging for sellers.
Lewisport may have a small pool of buyers and sellers, but appropriately priced homes can still move relatively quickly.
Lewisport homeowners have one major factor working in their favor: very little competition.
With only one month of inventory, buyers don't have an abundance of properties to choose from.
However, low inventory doesn't mean sellers can ignore pricing.
The 94.4% sold-to-list ratio shows that buyers are still negotiating. Starting too high can lead to additional market time and eventual price adjustments.
When pricing a Lewisport property, I recommend considering:
Buyers are dealing with a limited selection.
Only four active listings were shown at the end of July compared with three sales during the month.
That means buyers should be prepared to act when the right home becomes available.
At the same time, the 94.4% sold-to-list ratio shows that limited inventory doesn't necessarily eliminate negotiating opportunities.
This is particularly important when looking at Lewisport housing statistics.
The RPR report shows only three sales during July. With so few transactions, one expensive or inexpensive sale can significantly change the median.
Instead of relying exclusively on a citywide median, I prefer to look at the home's individual characteristics and compare it with the most relevant recent sales.
That's especially important with rural properties, acreage, older homes and properties along or near the Ohio River.
If you're considering selling a home in Lewisport, the extremely low level of inventory makes today's market worth evaluating.
There are buyers in the market, but pricing and marketing remain critical.
The real question isn't simply whether Lewisport is a seller's market. It's how much your particular property could realistically sell for today.
