Lewisport, KY Real Estate Market Report – July 2026

The Lewisport housing market showed strong sales activity heading into July, with the median sold price rising sharply and local property values remaining well above last year's level.

Because Lewisport is a smaller market, monthly figures can shift considerably based on only a few transactions. The latest report still provides useful insight into pricing, recent sales, available homes, and current buyer activity throughout the community.

Lewisport Market Snapshot

  • Median Sold Price: $299,900
  • Median Estimated Property Value: $248,520
  • Sold-to-List Price Ratio: 88.3%
  • Median Days in RPR: 35 days
  • June Closed Sales: 3
  • Recent New Listings in Report: 2
  • Recent Closed Sales in Report: 7

RPR did not publish a current months-of-inventory figure or median list price for Lewisport. This can happen in smaller markets when there are too few qualifying active listings to create a dependable monthly statistic.

Lewisport Home Values Remain Strong

The median estimated property value was $248,520 at the end of June 2026.

  • Estimated values declined just 0.1% from the previous month.
  • Estimated values increased 5.1% over the previous three months.
  • Estimated values increased 9.5% over the past year.
  • Estimated values increased 34.3% over the past two years.
  • Estimated values increased 38.3% over the past three years.

These figures point to strong longer-term appreciation for Lewisport homeowners. Estimated property values are generated by an automated valuation model and are not formal appraisals.

Median Sold Price Reached $299,900

The median sold price increased to $299,900, up approximately 66.6% from the previous month's reported figure.

That increase should be interpreted carefully. Lewisport records a relatively small number of monthly sales, so the type and price range of only a few homes can significantly affect the median.

The longer-term comparison also reflects the effect of limited sales volume. The current median was substantially higher than the figures recorded one, two, and three years earlier, but individual property characteristics remain especially important in this market.

Homes Took a Median of 35 Days

The median time in RPR was 35 days, up from the previous month.

Homes can move at very different speeds depending on price, condition, location, acreage, and updates. Well-positioned properties can still attract attention quickly, while homes needing work or pricing adjustments may require more time.

Understanding the 88.3% Sold-to-List Ratio

The reported sold-to-list price ratio was 88.3%.

In a small market, one sale with a major price adjustment can pull the monthly ratio lower. Buyers and sellers should avoid applying this citywide figure to every property and should instead review the pricing history and comparable sales for the specific home.

Current Lewisport Listing Activity

The report included two recent listings with asking prices from $129,900 to $150,000.

  • 890 Pell Street: Listed at $129,900 with two bedrooms, one bathroom, approximately 864 square feet, and a 0.33-acre lot.
  • 328 State Route 661: Listed at $150,000 with two bedrooms, one bathroom, approximately 1,232 square feet, and one acre. The property was shown as active under contract.

The limited number of recent listings demonstrates how quickly buyer choices can narrow in Lewisport.

Recent Lewisport Home Sales

Seven recent closed sales were included in the report, ranging from $100,000 to $312,000.

  • 9585 River Road: Sold for $312,000
  • 1355 Riverview Drive: Sold for $299,900
  • 1365 Pennsylvania Avenue: Sold for $239,000
  • 1435 Meadowlane Drive: Sold for $195,000
  • 480 Hickory Ridge Road: Sold for $180,000
  • 315 Sixth Street: Sold for $180,000
  • 945 Pell Street: Sold for $100,000

The median closed price among these seven recent sales was $195,000, while the average marketing time was approximately 32 days.

Acreage and River-Area Properties Remain Important

Lewisport continues to appeal to buyers searching for larger lots, acreage, and convenient access to the Ohio River and surrounding communities.

Recent activity included a three-acre property on River Road, a one-acre listing on State Route 661, and several traditional residential homes within town.

This mix gives Lewisport a broad appeal among first-time buyers, downsizers, move-up buyers, and buyers seeking more outdoor space.

What This Means for Lewisport Sellers

Sellers still have opportunities, but correct pricing is especially important.

  • Estimated property values remain up 9.5% year-over-year.
  • Recent inventory is limited.
  • The median sold price moved higher in June.
  • Buyers continue to show interest across several price ranges.
  • Property condition and pricing history can strongly affect the final result.

Sellers should rely on nearby comparable sales, recent competition, condition, acreage, and location rather than a single citywide average.

What This Means for Lewisport Buyers

Buyers may encounter limited selection and should be prepared before the right property becomes available.

  • Get pre-approved before beginning your home search.
  • Monitor new listings closely.
  • Schedule showings quickly.
  • Review pricing history and recent comparable sales.
  • Consider lot size, property condition, utilities, and future maintenance needs.

Lewisport Market Outlook

Lewisport's limited listing supply will remain one of the biggest factors shaping the market through the rest of the summer.

Strong longer-term appreciation continues to benefit homeowners, while buyers should remain alert for new opportunities. Because monthly statistics can fluctuate quickly, property-specific analysis remains the best way to understand value in Lewisport.
