🏡 Utica Housing Market Strengthens To Close Out 2025

The latest RPR Market Activity Report for Utica, Kentucky shows rising prices and steady demand as we move into December. Based on October data in this report, Utica is in a slightly seller leaning balanced market, with good news for both buyers and sellers.

  • Median sold price: $351,000 (up 5.48% month over month)
  • Median days in RPR: 51 days (up 28.17% month over month)
  • Sold to list price ratio: 96.2% (up 3.32% month over month)
  • Months of inventory: 2.4 months (up 23.57% month over month)

Inventory has loosened slightly, but low supply still supports strong prices for properly marketed homes.

💰 Property Values Hold Strong Over The Long Term

The median estimated property value in Utica is now about $258,830, almost flat month to month but very solid over the last several years.

  • Down about 0.4 percent over the last 12 months
  • Up about 8.9 percent over 24 months
  • Up about 11.5 percent over 36 months

This pattern reflects a market that had strong appreciation, cooled slightly over the past year, and is now stabilizing at a higher long term value level. Buyers still see value, and sellers have meaningful equity.

💡 What This Market Means For Sellers

Utica continues to be a smart place to sell. Sold prices are up, buyers are paying close to asking price, and homes in desirable neighborhoods still go under contract quickly. If your home is updated, staged and priced correctly, you are well positioned to capture motivated buyers searching for space and value near Owensboro.

A data based market valuation and a clear plan for timing, pricing and marketing can help you make the most of this environment.

💡 What This Market Means For Buyers

Buyers in Utica benefit from a more balanced market than in central Owensboro. There are more choices, a mix of new construction and existing homes, and a little more negotiating room, especially above three hundred thousand dollars. At the same time, entry level and mid range homes can still move fast, so pre approval and quick decision making are important.

If you want a blend of country feel and quick access to town, Utica remains one of the best options in Ohio County.

📈 Bottom Line For December 2025

Utica’s real estate market is steady, attractive and full of opportunity. Prices are strong, inventory is manageable, and both buyers and sellers can succeed with the right strategy.

Whether you are planning to buy, sell or invest in Utica or Ohio County, I would be glad to walk you through the numbers and build a plan that fits your goals.
