Utica, KY Real Estate Market Report – July 2026

The Utica housing market remains active heading through the summer, with buyers continuing to pursue homes in Deer Valley, newer subdivisions, and rural areas surrounding the community.

Inventory increased compared with the previous month, giving buyers more options. Even so, Utica continues to lean in favor of sellers, especially for homes that are priced correctly and presented well.

At approximately 3.17 months of inventory, Utica remains below the level typically associated with a balanced market. Sellers still hold an advantage, although buyers now have more choices than they did earlier in the year.

Utica Home Values Remain Relatively Stable

The median estimated property value was $253,310 at the end of June 2026.

  • Estimated values declined 0.4% from the previous month.
  • Estimated values declined 1.4% over the past year.
  • Estimated values increased 2.7% over the past two years.
  • Estimated values increased 9.2% over the past three years.

The short-term decline is modest, while the longer-term trend remains positive. Estimated values are generated by an automated valuation model and should not be considered a formal appraisal.

Median Sold Price Moved Lower

The median sold price decreased to $242,396, approximately 10.2% lower than the previous month.

It is important to remember that Utica is a smaller market. A limited number of monthly sales can cause the median price to change significantly depending on the size, location, age, condition, and acreage of the homes that closed.

Sellers received approximately 98.2% of their asking price, showing that buyers are still paying close to list price for desirable properties.

Inventory Gives Buyers More Options

Utica ended June with approximately 19 active listings and five closed sales. The median list price was $299,900, down about 10.5% from the previous month.

The current inventory includes a broad mix of properties:

  • Homes in Deer Valley and surrounding subdivisions
  • Rural properties with one or more acres
  • Newer homes built within the past ten years
  • Entry-level homes priced below $200,000
  • Larger homes priced above $500,000

  • 6453 Valley Brook Trace: Listed at $239,900 in the Deer Valley area.
  • 1701 Burton Road: Listed at $579,900 with five bedrooms, three bathrooms, and approximately one acre.
  • 10835 Jackson Road North: Listed at $619,900 with four bedrooms, three bathrooms, and approximately 3.56 acres.

The median asking price among the ten recent listings was approximately $250,350.

Deer Valley Continues to Generate Activity

Deer Valley and nearby streets continue to account for a significant share of Utica's market activity.

  • Dellwood Valley Lane
  • Autumn Valley Trace
  • Deer Valley Boulevard

Buyers continue to be attracted to the area's newer construction, neighborhood setting, and convenient access to Owensboro.

  • 2682 Cherry Blossom Court: Sold for $249,900

These sales demonstrate demand across several price ranges, including subdivision homes, newer construction, and acreage properties.
