Whitesville, KY Real Estate Market Report – July 2026

The Whitesville real estate market remains favorable for sellers as limited inventory and rising property values continue to shape local conditions.

Because Whitesville is a smaller housing market, monthly statistics can change significantly based on only a few listings or sales. Even so, the latest data shows strong property-value growth and continued demand for homes in the area.

Whitesville Market Snapshot

  • Median Estimated Property Value: $218,000
  • Median List Price: $345,000
  • Months of Inventory: 1.5
  • Monthly Property Value Change: +4.1%
  • Annual Property Value Change: +13.2%
  • Active Listings at the End of June: 3
  • June Closed Sales: 2

With approximately 1.5 months of inventory, Whitesville remains a seller's market. Limited housing supply gives buyers fewer options and helps well-positioned homes stand out.

Whitesville Property Values Continue to Rise

The median estimated property value reached $218,000 at the end of June 2026.

  • Property values increased 4.1% from the previous month.
  • Estimated values increased 7.4% over the previous three months.
  • Estimated values increased 13.2% over the past year.
  • Estimated values increased 16.1% over the past two years.
  • Estimated values increased nearly 29% over the past three years.

These figures indicate strong longer-term appreciation for Whitesville homeowners, although automated property estimates are not formal appraisals.

Inventory Remains Extremely Limited

The report showed only three active listings at the end of June, down from four in May. Two homes sold during June, contributing to an inventory level of just 1.5 months.

Limited inventory is common in smaller communities such as Whitesville. When a well-maintained home becomes available, it can attract buyers who have been waiting for an opportunity in the area.

Median List Price

The median list price was $345,000, down approximately 4.2% from the previous month but still 15.4% higher than one year earlier.

Since only a few homes were available, the median list price can be heavily influenced by the size, age, condition, and acreage of each property.

Current Whitesville Listings

The report's recent listing activity included three homes ranging from $175,000 to $345,000:

  • 9316 Herbert Road: Listed at $175,000, offering four bedrooms, two bathrooms, and approximately 1.07 acres.
  • 8316 Joe Haynes Road: Listed at $179,900, offering two bedrooms, one bathroom, and approximately 3.5 acres.
  • 9846 State Route 764: Listed at $345,000, offering three bedrooms, two bathrooms, and approximately 2,416 square feet.

Two of the three properties offered more than one acre, demonstrating the continued availability and appeal of rural homes in the Whitesville area.

Recent Whitesville Home Sales

Five recent closings were included in the report, ranging from $73,000 to $370,000.

  • 11235 State Route 764: Sold for $370,000
  • 6460 Stevens School Road: Sold for $365,000
  • 10570 Jefferson Street: Sold for $224,000
  • 9783 McCamish Road: Sold for $195,000
  • 10961 State Route 764: Sold for $73,000

The wide range of sale prices reflects the variety of properties in Whitesville, including larger homes with acreage, traditional residential properties, and homes needing additional work or updating.

Why There Is No Median Sold Price

The RPR report did not publish a median sold price, sold-to-list ratio, or median days on market for June. This can happen when there are too few qualifying transactions to create a reliable monthly statistic.

In a smaller market, individual property condition, acreage, and location often provide more useful guidance than a single monthly median.

What This Means for Whitesville Sellers

Sellers continue to benefit from favorable market conditions.

  • Inventory remains extremely limited.
  • Estimated property values are up more than 13% year-over-year.
  • Buyers have relatively few homes from which to choose.
  • Homes with acreage can appeal to buyers seeking rural living.
  • Proper pricing can help a property stand out quickly.

Because Whitesville properties can vary greatly, sellers should rely on recent comparable sales and property-specific features rather than citywide averages alone.

What This Means for Whitesville Buyers

Buyers should expect limited choices and should be prepared when the right property becomes available.

  • Secure financing approval before beginning your search.
  • Monitor new listings closely.
  • Be ready to schedule a showing quickly.
  • Review acreage, utilities, property condition, and future maintenance needs.
  • Use recent comparable sales to evaluate the asking price.

Whitesville Market Outlook

Inventory will remain the biggest factor affecting the Whitesville market through the remainder of the summer. Unless more homes are listed, sellers should continue to hold an advantage.

Buyers may still find opportunities across several price ranges, particularly among rural homes and properties with acreage. However, preparation and local market knowledge will remain important.
